Where conveyancing work usually comes from
Most conveyancing instructions start with a recommendation. A buyer or seller asks their mortgage adviser, a friend or a relative who to use, and the firm they get named is usually the one they ring. A FindaBiz group puts a Conveyancing Solicitor in regular contact with the people who get asked that question.
Each group has one seat per trade, so only one conveyancing business can join, and any conveyancing referrals in that group go to them. The seat is already taken in FindaBiz Lutterworth. It is open in seven other groups, from Hinckley and Nuneaton to Lichfield & Tamworth and Sutton Coldfield. You can see them below, along with the Conveyancing Solicitor members already in the network.
The Conveyancing Solicitor seat is currently available in our Southam and Leamington Spa group. Each group has one business per trade, so it would be yours alone.

Each group holds just one conveyancing solicitor, so these are the businesses who own that seat in their group.

Who passes work to a conveyancing solicitor
Mortgage Advisers are the obvious source. They talk to buyers early, often before an offer is accepted, and clients ask them who should handle the legal side. Having a conveyancer they trust makes their own job easier: a solicitor who is slow to answer enquiries can hold up a completion and leave the adviser taking anxious calls.
Financial Advisers and Protection Insurance specialists see clients at the same points in life, whether that’s a first home, a bigger house for a growing family or a smaller place in retirement. Members who handle Trusts, Wills and Lasting Powers of Attorney often meet families dealing with a probate sale or a parent moving into care, and Care Providers hear about those moves too. Accountants get asked about buy-to-let purchases and transferring property between spouses.
Referrals go the other way as well. A client who has just completed may need a will updated, life cover reviewed or the utilities switched over, and the conveyancer is often the first to know they’re moving.
How the one-seat rule helps a conveyancer
With one seat per trade, there is no other conveyancing firm in the room competing with you for introductions. How much work you get depends on whether members know you well enough to trust you with a client’s purchase. Members get to know each other in the one to ones they hold between meetings. In those, a Mortgage Adviser can find out what you need from a buyer at the start, how you deal with a chain that stalls and how often you update clients, and then pass all that on when they recommend you.
The same goes if you’re looking for a conveyancer yourself. The members listed on this page belong to groups where other professionals have met them and sent them work, so you can ask those members what the solicitor is like to deal with.
Visiting a group with an open seat
Your first meeting is as a guest, and that visit is free. Pick one of the open groups listed above, ideally the one closest to where most of your instructions come from, whether that’s Kirby Muxloe, Southam and Leamington Spa or somewhere in between. You’ll meet the members, see how referrals are passed and get a feel for which trades in the room already deal with clients who are buying or selling.
If you’d like to meet people before visiting a group, FindaBiz runs free online networking every Friday, open to anyone with a free account.
